Perth's property market is continuing to move towards more balanced conditions, with the number of homes for sale surpassing 6,000 for the first time in over two years.

 Market activity eased slightly throughout June as uncertainty surrounding the Federal Budget, changes to taxation legislation, and recent interest rate rises caused many buyers to adopt a more cautious approach.

 While conditions have become less competitive than earlier this year, Perth's market remains underpinned by relatively tight supply and strong long-term fundamentals, creating opportunities for both buyers and sellers.

 Perth property prices continued to rise in June, although the pace of growth is beginning to moderate as market conditions become more balanced. Well-presented, competitively priced properties continue to attract strong interest, while homes that require work or are priced above current market expectations are taking longer to sell.

  • The median house price increased to $930,000, up 16.3% over the past year
  • The median unit price reached $670,000, representing annual growth of 21.8%

The suburbs that saw the most house price growth in June were:

  • Beeliar - up 4.5% to $1,050,000
  • Greenwood - up 3.3% to $1,085,000
  • Palmyra - up 2.8% to $1,280,000
  • Melville - up 2.4% to $1,575,000
  • Kingsley - up 2.4% to $1,200,500

Duncraig, Ocean Reef, Nollamara, Hilbert and Canning Vale were also among the top performers, recording growth of 1.8% or more over the month. 

 The suburbs that saw the most unit price growth were:

  • Scarborough - up 2.4% to $845,000
  • Fremantle - up 2% to $747,500
  • East Perth - up 1.1% to $660,000
  • Perth - up 1% to $631,250
  • Como - up 0.9% to $840,000

Properties are taking a little longer to sell as the market continues to normalise. In June, both houses and units sold in a median of 18 days, reflecting buyers taking more time to inspect properties, compare options and make purchasing decisions.
