July 2026 Rental Market Update

Perth's rental market remained relatively stable in July, with the pace of rental growth continuing to moderate. However, rents remain considerably higher than this time last year.

  • Houses: $750 per week – unchanged, but 9.5% higher than July 2025.
  • Units: $700 per week – unchanged, but 7.7% higher year-on-year.
  • All dwellings: $730 per week – up 0.7% for the month and 7.5% year-on-year.

While Perth-wide figures have remained steady, conditions continue to vary between suburbs, with rental increases still being reported for some new leases and renewals.

 Affordability is also influencing tenant decisions, with more negotiation occurring around lease renewals and some tenants prioritising location, convenience and lifestyle over property size or quality.

 The suburbs that saw the most growth in their median weekly house rent price in July were:

  • Maddington - up 9.8% to $725
  • Maylands - up 5.1% to $720
  • Brabham - up 4.1% to $827
  • Balga - up 2.9% to $720
  • Byford - up 2.9% to $720

  • Mount Lawley - up 3.8% to $675
  • Subiaco - up 3.7% to $830
  • Yokine - up 3.7% to $700
  • Innaloo - up 1.5% to $825
  • Rivervale - up 1.4% to $735

Supply & Leasing Activity

Rental supply across Perth remains tight, with 2,213 properties available for rent at the end of July. This is down 2.9% from June and 2.3% compared with July 2025.

 The vacancy rate remains around 2%, continuing to support strong demand for well-presented rental properties. Homes leased in a median of 16 days during July, unchanged from June and one day faster than the same time last year.

 Investor sentiment remains cautious following recent taxation policy changes, with many investors taking time to seek professional advice before making decisions.
