Perth's rental market remained steady throughout June, with rental prices showing little movement compared to the previous month.

 Key highlights:

  • Median house rent: $750 per week (unchanged from May, up 10.3% year-on-year)
  • Median unit rent: $700 per week (unchanged from May, up 5.3% year-on-year)

Looking ahead, the biggest factor to watch is rental supply. Investor activity has slowed following the Federal Budget's taxation changes, while Western Australia's strong population growth continues to drive demand for rental housing. What this means:

  • For landlords: Rental conditions remain favourable, with strong demand and stable rental returns.
  • For tenants: Competition has eased slightly compared to last year, but quality homes continue to lease quickly, making it important to be prepared when the right property becomes available.

The suburbs that saw the most growth in their median weekly house rent price in June were:

  • East Victoria Park - up 7.8% to $797
  • Morley - up 4% to $780
  • Thornlie - up 3.4% to $750
  • Halls Head - up 2.3% to $665
  • Aveley - up 1.9% to $785

The suburbs that saw the most growth in their median weekly unit rent price in June were:

  • Como - up 6.4% to $745
  • Rivervale - up 3.6% to $725
  • Wembley - up 3.3% to $620
  • West Perth - up 3.2% to $800
  • Maylands - up 1.5% to $660
